Why a flat area rate can fail

Area alone does not tell you crew-hours, contamination level, setup complexity, water access, drainage, treatment needs or travel. A single area rate can therefore underprice difficult work and overprice easy work.

Build the job first

Estimate crew-hours, setup, travel, chemicals, equipment wear, utilities and overhead. Solve the required pre-tax selling price from those costs, payment fees, contingency and target margin.

Then calculate the benchmark

Price per area unit = recommended pre-tax price ÷ job area

This creates a useful internal benchmark. Over time, compare similar completed jobs to understand typical productivity and pricing bands for the business.

Keep minimum charges

Small jobs often have a high price per area because travel, setup and admin do not shrink in proportion to the surface. A minimum call-out protects those fixed elements.

Do not confuse benchmark with quote

Use the benchmark to sense-check a quote, not to replace a site-specific assessment. The final scope should reflect actual access, surface suitability, runoff controls, customer expectations and risk.
